| | | | | | | | ITEM SUMMARY:
CelLink Corporation plans to open a manufacturing facility in Georgetown to produce flexible circuits used in electric vehicles and battery storage units. The facility will be at the Gateway35 Commerce Center, a master-planned industrial park located at IH 35 and Toll 130 by Titan Development. The facility will be approximately 295,000 SF and is expected to be completed in June 2022.
CelLink will lease the facility from Titan Development, with an estimated combined capital investment of $130,000,000 over five years. Additionally, CelLink plans to hire a minimum of 800 employees in five years and up to 2,000 employees in 10 years, which will make them Georgetown’s largest private employer.
Based on the estimated economic impact of the project, the Georgetown Economic Development Corporation (GEDCO) will enter into an incentive agreement for $3,025,000, which includes a $2,500,000 infrastructure grant and a $525,000 job creation grant.
To receive the infrastructure grant, CelLink must make a minimum capital investment of $80,000,000 by year five of operation and maintain operations in Georgetown for at least 15 years. The grant will be paid over three installments upon receipt of the Certificate of Occupancy, the first anniversary, and the second anniversary.
To receive the job creation grant, CelLink must employ a minimum of 800 positions by year five of operation, with at least 175 of the positions receiving an average annual salary greater than $75,000. The grant will be paid annually over five years for each net new position created in increments of $3,000 for each position with an average annual salary greater than $90,000 and $2,000 for each position with an average annual salary between $70,000 and $90,000. The maximum job creation grant amount is $525,000.
