Overview of Applicant’s Request:
The applicant is requesting the annexation of the subject property with an initial zoning designation of Industrial (IN) in order to develop a warehouse facility.
Staff’s Analysis:
Staff has reviewed the request in accordance with the Unified Development Code (UDC) and other applicable codes. Staff has determined that the proposed request meets 3 of 3 criteria established in the UDC Section 3.25.030 for Annexation and 5 of the 5 the criteria established in UDC Section 3.06.030 for a Zoning Map Amendment, as outlined in the attached Staff Report.
Public Comments:
As required by the Unified Development Code (UDC), all property owners and registered neighborhood associations within 300-feet of the subject property were notified of the request (10 notices mailed), a legal notice advertising the public hearing was placed in the Sun Newspaper (July 18th, 2021) and a sign was posted on-site. As of the publication date of this report, staff has received no written comments in favor or in opposition of the request.
Planning and Zoning Commission Recommendation:
At their August 3, 2021 meeting, the Planning and Zoning Commission recommended approval (5-0) of the request.
City Council First Reading:
At their August 24, 2021 meeting, the City Council approved (6-0) First Reading of the Ordinance for the proposed request.
