Overview of the Applicant's Request:
The applicant is requesting a Special Use Permit (SUP) for the specific use of “multifamily, detached dwelling units” within the Mixed-Use Downtown (MU-DT) zoning district to construct 16 multifamily, detached buildings, for a total of 26 dwelling units.
Staff's Analysis:
Staff has reviewed the request in accordance with the Unified Development Code (UDC) and other applicable codes. Staff has determined that the proposed request meets the criteria established in UDC Section 3.07.030.C for a Special Use Permit, as outlined in the attached Staff Report.
Public Comments:
As required by the Unified Development Code, all property owners within a 200-foot radius of the subject property and within the subdivision were notified of the Special Use Permit request (22 notices), a legal notice advertising the public hearing was placed in the Sun Newspaper (May 5, 2019) and signs were posted on-site. To date, staff has not received any comments on the proposed request.
Planning and Zoning Commission:
At their May 21, 2019 meeting, the Planning and Zoning Commission unanimously recommended approval of the Special Use Permit request as submitted. |
